Buying in Las Vegas · Pools and water

Want a big pool in Las Vegas? Buy the house that already has one.

Since September 2022, a new pool on a single-family lot is limited to 600 square feet of water surface. That changes which homes you should be looking at.

The short answer

  • New pools are capped at 600 sq ft of water surface, spa and water features included.
  • The limit applies to new pools, so a home that already has a large one is worth more to a buyer who wants it.
  • Single-family yards aren’t covered by the state grass ban, but Henderson has its own limits.

01

How big can a new pool be?

The Southern Nevada Water Authority backed the limit in 2022. Clark County applies it to pool permits issued after September 1, 2022, the City of Las Vegas includes it in its pool guidelines, and Henderson adopted its own version that same month.

Drawn to scale: 600 square feet is about a 15 by 40 foot pool, with the spa counted inside that total.

02

What does it mean when you’re buying?

The limit applies to new pools. A home that already has a larger pool is a different proposition from a lot where you plan to build one, and that difference shows up most in custom homes and in older estates in established neighborhoods.

The pool is the one to decide on early, because it is the one you can’t easily add later.

If you plan to expand or rebuild an existing pool, confirm with the permitting office before you count on it.

03

Can you have a lawn?

  • Single-family yards are not covered by the state’s grass ban. From January 1, 2027, Nevada law (AB 356, 2021) stops Colorado River water from irrigating nonfunctional grass on property that isn’t zoned single-family: HOA common areas, commercial, multi-family and government.
  • Expect common-area grass in some communities to change as HOAs convert it ahead of that date.
  • Henderson goes further with its own limits on new grass at homes. Check before planning a lawn there.
  • There is a rebate for removing grass. The Water Authority pays a set amount per square foot to convert grass to desert landscaping. The rate changes, so check the current amount before you plan around it.

Which days can you water?

Winter

Spring
Mar 1 to Apr 30
3 assigned days a week
Summer
May 1 to Aug 31
Mon to Sat, not 11 a.m. to 7 p.m.
Fall
Sep 1 to Oct 31
3 assigned days a week

Landscape watering is never allowed on Sunday, and each address has an assigned watering group.

We actually live in Summerlin, and the desert yard is the norm here, not a compromise. Buyers coming from California usually adjust faster than they expect.

Questions buyers ask

How big can a new pool be in Las Vegas?

600 square feet of water surface on a single-family lot, with the spa and any water features counted inside that total.

Does the limit apply to existing pools?

It applies to new pools. If you plan to expand or rebuild one, confirm with the permitting office first.

Can I have a grass lawn?

The state’s 2027 grass rule doesn’t cover single-family yards. Henderson has its own limits on new grass, so check there.

Is there money for removing grass?

Yes. The Water Authority pays a rebate per square foot of grass converted to desert landscaping. Check its site for the current rate.
