Lock-and-leave in Las Vegas: a tower or a house?

If you are here part of the year, the building’s staff matters more than the floor plan. The towers people like most are the ones with the best concierge.

The short answer

  • For a part-time owner, staff is the amenity. The towers with the best concierge and staff are the ones owners like most.
  • My clients have done well at Waldorf Astoria, Panorama Towers and The Martin.
  • A house can work too, but someone has to cover the pool, the yard and the house while you’re gone.

01

Why staff matters when you’re away

When you live somewhere part of the year, the building does the work you would otherwise hire out: receiving packages, letting in a vendor, keeping an eye on the place, having the car ready when you land.

The towers with the best concierge and staff are the ones people like the most.

02

Where my clients have done well

  • Waldorf Astoria. A condo-hotel on the Strip, with the hotel below and the residences above. Nightly rentals aren’t allowed.
  • Panorama Towers. Just off the Strip, with concierge and valet.
  • The Martin. Just off the Strip, with concierge and valet.

Rental rules, HOA dues and services differ by building and change over time. Confirm the current rules with the HOA before you buy.

03

What about a house?

  Tower House
While you’re away Staff and security are on site You arrange pool service, landscaping and someone to check the home
Arriving Valet and concierge You open the house yourself
Monthly cost Higher HOA dues cover staff Lower dues, plus your own service contracts
Space Less, with a view More, with a yard and pool

If you want a yard and space for family, a house in a guard-gated community gets you part of the way, with a gate at the front.

Questions buyers ask

Which Las Vegas towers work best for a second home?

The ones with the strongest concierge and staff. My clients have done well at Waldorf Astoria, Panorama Towers and The Martin.

Can I rent my Waldorf Astoria residence nightly?

No. Nightly rentals aren’t allowed. Confirm the current lease rules with the HOA.

Is a house or a condo easier as a second home?

A staffed tower is easier to leave. A house needs someone to cover the pool, landscaping and checks while you’re away.
