Buyer closing costs in Las Vegas: who pays what

Start with this: every closing cost is negotiable. Custom tells you where the negotiation usually starts. Here is how it usually splits in Clark County.

The short answer

  • Every closing cost is negotiable. No fee is set by law as the buyer’s or the seller’s alone. Who pays what is decided in your purchase agreement.
  • Clark County’s transfer tax is $2.55 per $500 of value. The law holds buyer and seller jointly responsible, and by custom the seller usually pays it.
  • By custom the buyer pays the lender’s title policy and the loan costs, and splits escrow. The seller usually pays the owner’s policy.

01

Everything is negotiable

No closing cost in Nevada belongs only to the buyer or only to the seller. The purchase agreement decides who pays each one, and every line can be part of your offer. Custom is simply where most negotiations start.

Custom tells you where the negotiation starts, not where it has to end.

That matters most on a competitive home, where you may offer to cover more, and on a home that has sat, where you can ask the seller to cover more.

02

The transfer tax

Nevada’s real property transfer tax in Clark County is $2.55 for each $500 of value. The law makes the buyer and seller jointly responsible for it. Local custom puts it on the seller, and it is negotiable.

Price Transfer tax
$1,000,000 $5,100
$2,000,000 $10,200
$3,000,000 $15,300

03

How the rest usually splits

Cost Customarily paid by
Owner’s title policy Seller
Lender’s title policy Buyer
Escrow fee Split between buyer and seller
Recording the deed and loan Buyer
Loan fees Buyer
Home warranty Whoever the contract says

These are starting points, not rules. Paying cash removes the loan costs entirely.

04

Property tax at closing

Clark County’s tax year runs July 1 to June 30. The bill can be paid in four installments, due in August, October, January and March. At closing, the year’s tax is prorated between you and the seller based on the closing date.

After you close, return the Assessor’s tax cap notice to claim the 3% cap on your primary residence.

05

HOA costs to plan for

  • The resale package is the seller’s cost under Nevada law. When you receive it, you have until midnight of the fifth calendar day to cancel in writing.
  • Transfer fees and capital contributions are set by each association, and the resale package has to disclose them.
  • Two associations are common. Many luxury communities have a master association and a sub-association, each with its own dues and fees.
