The December Shift: NFR, Taxes, and Your Equity

If you drove past the Thomas & Mack Center this week, you saw the horse trailers. The National Finals Rodeo (NFR) has taken over the city, bringing with it a very specific demographic of high-net-worth visitors.
But while the tourists are watching the rodeo, the smart money in Vegas is watching something else: The 2026 Tax Migration.
The "Quiet" December Market
There is a misconception that real estate stops in December. In the luxury sector (specifically Summerlin and Henderson), the opposite often happens. We are seeing buyers rushing to close before December 31st to establish Nevada residency for the 2026 tax year.
What this means for you: If you own a home in a prime neighborhood, your "theoretical" Zillow value might be lagging behind what a tax-motivated buyer is willing to pay today.
