Before you make an offer, check the house for an SID

Some neighborhoods carry a special assessment that isn’t on the tax bill. Two homes at the same price can carry very different costs.

The short answer

  • An SID repays the bonds that built a neighborhood’s streets, sewer and water lines.
  • It is billed separately from property tax and stays with the house until it is paid off.
  • Any parcel can be checked in two minutes through AMG, with a payoff quote by phone.

01

What is an SID?

A Special Improvement District (Henderson calls them Local Improvement Districts, or LIDs) is set up under Nevada law to finance public improvements: streets, curb and gutter, sidewalks, streetlights, sewer and water lines. The district sells bonds, and the properties inside it repay them through an assessment, usually over 10 to 30 years.

02

How is it different from property tax?

  Property tax SID assessment
Billed by Clark County Treasurer AMG, for the district
How often Yearly bill, paid in installments Usually twice a year
In the listing’s tax figure Yes May not be
When the house sells Continues with the new owner The lien stays until it’s paid off

03

How do you check a home for an SID?

1
Get the parcel number
It’s on the listing or the Clark County Assessor’s site.
2
Search the parcel at AMG
amgnv.com covers Clark County, Las Vegas, Henderson, North Las Vegas and Mesquite.
3
Call for a payoff
702-796-0082. Ask whether that district charges a premium for paying early.
4
Decide who pays
Paying it off at closing, the seller paying it, or taking it over is part of the negotiation.

04

Where will you run into them?

Most often in master-planned communities and newer sections built with district financing, including parts of Summerlin and Henderson. Not every newer home has one, and some older ones do. The only way to know is to check the parcel.

05

Questions buyers ask

Is an SID part of my property tax bill?

No. It is billed separately, usually twice a year.

Does the SID go away when the home sells?

No. It is a lien on the property until it is paid off.

How do I find out if a home has one?

Search the parcel number at AMG (amgnv.com), which administers districts for Clark County, Las Vegas, Henderson, North Las Vegas and Mesquite.

Can I pay it off early?

Ask AMG for a payoff quote at 702-796-0082. Whether there is a premium for paying early depends on the district.

Your next step

Serious about a specific home?

Send me the address. I’ll check the parcel for an SID and get the payoff before we write the offer, so it’s part of the price conversation instead of a surprise in escrow.
