Buying in Las Vegas from out of state, start to finish
The first trip isn’t about houses. It’s about which communities fit, and that is where most out-of-state searches lose their time.

The short answer
- Start with the right questions, so you only look at areas that actually fit.
- The first trip compares communities, not houses, though we pick the homes most likely to fit along the way.
- Much of the rest can happen remotely: video walk-throughs, inspections and signing.

How the search works
02
Why communities first
Two homes at the same price in different communities are different lives: the drive, the gate, the club, the school run, the summer afternoons. Picking the community first keeps you from falling for a house in the wrong place.
This is the part of my business where I meet the most buyers who have already let go of another agent. Usually their time was spent on houses before anyone sorted out the areas.
03
What can happen remotely?
- Video walk-throughs of any home you can’t see in person.
- Inspections you can join by video, with the full report afterward.
- Signing. Nevada allows remote online notarization, and mobile notaries can come to you. Ask your escrow officer which options they support.
- Wiring funds. Always confirm wire instructions by phone with the title company at a number you already know. Title companies rarely change wiring instructions by email.

Questions buyers ask
Do I need to fly out to buy a home in Las Vegas?
Not every step. Most buyers come once to choose the community. Video tours, inspections and signing can often happen remotely.
What should the first trip look like?
A comparison of the communities on your short list. We see the homes most likely to fit, but the goal is choosing where to live.
How do I avoid wire fraud?
Confirm wire instructions by phone with the title company before sending money, using a number you already know, not one from an email.
